Your own number depends on the size of the surface and the repairs it needs first. We price asphalt sealcoating in Petaluma and across Sonoma County after we come out and look at the job.

What does driveway sealcoating cost per square foot?

HomeGuide’s national figure for professional sealcoating is $1 to $2 per square foot, sealer and labor included. HomeAdvisor lands inside that range at $1.25 to $1.50. Angi’s San Francisco page runs well above both, at $3.50 to $5 per square foot for materials and labor.

These are national and San Francisco figures, so read them as market ranges. Angi notes that most contractors charge by the square foot, which is why size drives the total. A site visit sets the real number for your driveway.

How much does it cost to sealcoat a 1,500 sq ft driveway?

At HomeGuide’s $1 to $2 per square foot, a 1,500 square foot driveway works out to $1,500 to $3,000. HomeAdvisor’s $1.25 to $1.50 gives $1,875 to $2,250. Both are national rates. California prices run above them, so a North Bay bid can land higher.

Long rural drive, 12 x 400 ft4,800 sq ft$4,800 to $9,600$6,000 to $7,200

The 400 square foot row is HomeGuide’s own published figure. The other rows multiply the same published rates by the area. On a 12 foot wide rural drive, every foot of length adds 12 square feet.

What does parking lot sealcoating cost?

Angi’s parking lot cost guide lists resealing at $3 to $5 per square foot. That sits well above the driveway figures from HomeGuide and HomeAdvisor, so treat it as one guide’s range. A lot gets priced from its own size and condition.

A business lot has to keep running while the work happens. Cars still need to park while the sealer dries. HomeGuide says most driveway sealants take 12 to 72 hours to fully dry and cure. So we can seal a lot in sections, with part of it open while the rest cures.

Fresh sealer covers the old paint, so the lines go back down once it cures. That is parking lot restriping, and Angi lists line repainting at $500 to $1,200. When a lot is too worn for sealer, our guide to parking lot resurfacing or replacement covers the next step.

What adds to the price of sealcoating?

Repair work comes before the sealer, and it adds to the bill. We patch and fill what needs it first, so a driveway with many cracks takes more prep. HomeAdvisor says repairs on a severely cracked or damaged driveway cost $0.60 to $1.75 per square foot. Angi puts crack filling at $1 to $3 per linear foot.

Our crack sealing page covers how cracks get cleaned out and sealed. Potholes and broken sections go to asphalt repair before any sealer goes down.

The number of coats matters too. HomeAdvisor says one coat covers a basic residential driveway, and heavy use can call for two to three. LawnStarter adds that a very porous driveway may need a second coat after the first one dries. Each added coat means more sealer and another pass.

Is DIY sealer cheaper than hiring a crew?

On materials alone, yes. LawnStarter lists a 5 gallon container of driveway sealer at $25 to $161. HomeGuide puts asphalt polymer emulsion sealer at $0.08 to $0.15 per square foot. Its labor figure is $0.90 to $1.50 per square foot.

So labor is most of what a crew charges. Our labor starts with repairs, since we patch and fill what needs it first. On a small driveway in good shape, a DIY coat can work. A cracked one needs the repairs before any coat goes on.

What will your driveway or lot cost?

The published ranges give you a starting point, and Bay Area work can run above them. We come out and look at your driveway or lot. Then you get a written estimate.

NOAA’s 1991 to 2020 normals for the Petaluma Airport station show 0.43 inches of rain from June through September. Rain returns with 1.27 inches in October and 2.74 inches in November, so we book sealcoating in the dry months. Our guide on how often to sealcoat covers the timing.
