What goes into a commercial parking lot paving job?

A parking lot fails from the bottom up, so most of the real work happens before the asphalt arrives. We grade the subgrade, set the aggregate base and compact it in lifts until the ground stops moving. Asphalt thickness then follows the traffic, so drive lanes and truck routes get more depth than employee stalls. We roll the mat while it is still hot, since that is when asphalt compacts and locks together.

A worn lot does not always need a full tear out, since the base decides what the lot needs. If the base is still solid, parking lot resurfacing with an asphalt overlay buys years for less money. If the base has failed, we cut out the bad section and rebuild it from the dirt up. Curbs, walkways and equipment pads are concrete work, and we pour concrete driveways and flatwork on the same site.

Most commercial lots get paved in sections, so the property keeps running while the work moves across it. We pave one half, let it cool, then move to the other half once traffic can cross safely. Tenants and customers keep a way in and out for the length of the job, including delivery trucks. For retail and office lots we can work around your busiest hours, and we set the dates with you first.

New asphalt takes traffic within hours, and we time the line striping once the surface is ready for paint. Layout comes with the striping, including directional arrows, fire lanes, no parking zones and ADA stalls with access aisles. Asphalt sealcoating is a separate visit later on, and it slows the drying that hot Sonoma County summers cause. How much does commercial parking lot paving cost?
Price depends on the size of the lot, the asphalt thickness the traffic calls for, and the base condition. Striping and ADA layout are quoted with the paving. We measure the lot, check the existing surface and look at how water drains. Then you get the numbers in writing before any work starts.
How long will my parking lot be closed?
A small lot can be paved in a day, and larger lots run several days. We usually pave in halves so part of the lot stays open the whole time. Fresh asphalt needs to cool before traffic drives on it, which takes hours in most weather. You get the schedule before we start.
Do you stripe ADA parking stalls and access aisles?
Yes. We lay out and stripe ADA stalls, the striped access aisles beside them and the signage locations. Directional arrows, fire lanes, no parking zones and numbered stalls get painted in the same visit. Concrete ramps and walkways at the edge of a lot are part of the same job.
Can you repair a parking lot instead of replacing it?
Often, yes. If the base is solid, patching failed areas and adding an overlay costs less than a tear out. If the base is soft or holding water, a patch will come apart again in a season or two. Sunken spots and alligator cracking usually point to a base problem, so we check that first.
