Rich's Paving does asphalt paving in Cotati, CA, about ten minutes up Highway 101 from our yard in Petaluma. Cotati is small, under two square miles, and most houses went up after the town incorporated in 1963. That means a lot of driveways here are sixty years old, paved thin and patched more than once. Most of the driveways we repave in Cotati were built with the house, decades ago. The old asphalt is gray and dry, the edges have crumbled, and cracks run the length of it. That is normal for pavement that has sat through sixty North Bay summers. Sun dries the asphalt out, then winter rain gets into the cracks and soaks the base.
We tear out the old surface, regrade and compact the base, then lay hot mix and roll it flat. A short town driveway takes one day. If the base is still solid, an overlay costs less, and we will say so when we look at it. That is asphalt driveway paving done by the same people who pave in Petaluma and Rohnert Park.
Some Cotati driveways do not need to come out at all. A sunken spot by the garage or a broken edge along the street can be patched. We saw out the bad section, dig down to solid ground, and fill it back with hot mix. Asphalt repair costs less than a full replacement and buys years on pavement that is still sound.
Once the surface is in good shape, sealcoat keeps the sun off it. Cotati summers are long and dry, and bare asphalt turns gray and brittle without a coat on top.
