Most of the city sits on the Santa Rosa Plain, where the soil runs heavy with clay. Clay series such as Wright and Clear Lake sit under a lot of that ground. The city takes about 32 inches of rain a year, and those soils swell with it, then shrink dry. That movement cracks pavement from underneath, so an asphalt driveway in Santa Rosa lasts on its base.
Property types across the city run a wide range. Older east side blocks near Montgomery Village often have driveways carrying decades of patches.
