Rich's Paving takes on asphalt paving in Daly City, CA, the Gateway to the Peninsula, about 43 miles from our Petaluma yard by way of the Golden Gate Bridge. Richard Stanley is a third generation paving contractor and his son works beside him on the crew. The family has paved since 1988 with its own equipment. Daly City is driveway country on a grand scale, and the driveways here are all reaching the same age at the same time.
The reason is how the city was built. Henry Doelger bought 600 acres of sand dunes and cabbage fields in 1945 and by 1962 had built 7,500 Westlake homes, the rows that gave the song Little Boxes its hillsides. St. Francis Heights and Serramonte followed in the same era. Every one of those houses got a driveway and a garage apron, poured or paved once, decades ago. Add the famous fog, which keeps pavement damp through the summer while the rest of the Bay bakes, and you get surfaces that fail soft: edges first, then the middle.

A Westlake driveway is short, shared with a walkway, and tied into the garage apron and the sidewalk. Tearing one out and repaving it is a one to two day job when it is planned right. We handle driveway replacement in Daly City, and we pour concrete driveways and aprons where owners want to match the original concrete. The base matters even on a short drive: Westlake sits on old sand dunes, and sand moves when water gets under pavement.
Fog changes the maintenance math. Pavement that stays damp grows moss, holds water in hairline cracks, and rots at the edges faster than inland asphalt. Asphalt repair handles the failed spots, and sealcoating in Daly City protects a sound surface from the wet as much as the sun. We tell you which one your driveway actually needs after we see it.
Mission Street's Top of the Hill blocks are the city's original commercial strip, and the storefront lots behind them date back nearly as far. We patch, overlay, and restripe small commercial lots, church and school lots, and HOA parking across Daly City. Commercial paving here is mostly phased overlay work: keep the doors open, close a section at a time, restripe, move on.
The ground varies more than the houses do. The coastal side sits on weakly cemented sands where the bluffs have slid for a century, and the San Andreas Fault runs offshore at Mussel Rock. Inland lots are calmer, but drainage still rules: on sloped sites in Crocker and Southern Hills we reset grading and drainage so winter runoff leaves the pavement instead of pooling against buildings.
