Rich's Paving takes asphalt paving jobs in Oakland, CA, the biggest city in the East Bay. We are a Petaluma family operation, third generation, paving since 1988, and Oakland is about 43 miles from our yard by way of the Richmond–San Rafael Bridge. We bring our own paver, roller, and trucks, so the crew that loads out in Petaluma is the crew on your Oakland property. The work here splits between commercial pavement in the flatlands and driveways up in the hills.
Oakland carries the oldest pavement problems in the Bay. The housing stock is older than any city we serve, and around 13,000 homes went up in just the bungalow boom of 1921 to 1924. A driveway behind a Rockridge or Fruitvale bungalow may have been patched for fifty years. Meanwhile the port side of the city never stops working. The Port of Oakland ranks among the busiest container ports in the country, and the truck routes that feed it are hard on every lot along them.

Two thirds of Oakland is flatland, deep alluvium of mud, sand, and clay, with fill over bay mud along the shoreline. Heavy pavement on that ground has to be built for both the load and the soil. Around the Airport Business Park, Hegenberger Road, and the warehouse blocks off I-880, lots carry container trucks and forklifts daily. Our commercial paving for Oakland properties covers new lots, overlays, heavy patching, striping, and ADA work.
Failed industrial asphalt usually fails from the bottom, not the top. Alligator cracking across a drive lane means the base gave out under the load. We cut out the failed sections, rebuild the base, and pave back, which is asphalt repair that actually holds. Where a lot has years of life left, sealcoating in Oakland slows the sun damage and buys time.
Oakland driveways run narrow. The bungalow neighborhoods were laid out when cars were smaller, and many drives are a strip up the side of the lot. We rebuild those in asphalt, and we pour concrete driveways in Oakland where an owner wants the harder surface. Tear-out, base, and new pavement usually fit in a day or two on a city lot.
The hills are the other half of the story. Streets above Highway 13 climb hard, and the 1991 firestorm rebuilds left thousands of newer homes on steep ground. A hillside driveway needs grade, compaction, and drainage working together, or it creeps downhill and cracks. We handle grading and drainage for Oakland driveways, and we build retaining walls where the slope calls for one. Call (707) 217-0835 or request an Oakland paving estimate.
