Rich's Paving takes asphalt paving work in San Mateo, CA, the far end of our Peninsula range at about 60 miles from our Petaluma yard. Richard Stanley is a third generation paving contractor, his son works the same crew, and the family has paved since 1988. We bring our own paver, roller, and trucks down 101, and we batch San Mateo jobs with Daly City and South San Francisco so the trip carries full days.
San Mateo's neighborhoods each carry their own era of pavement. Baywood and Aragon were laid out in the late 1920s and 1930s, and about four out of five homes still hold their original character, Spanish and Tudor revivals with driveways to match. Hillsdale is pure 1940s: David Bohannon bought 848 acres in 1940 and built thousands of modest ranch homes through the decade. Bay Meadows is the opposite end, a new 83 acre neighborhood built on the old racetrack ground after it closed in 2008. Old drives, mid century drives, and brand new streets, all in one city.

The prewar blocks of Baywood, Aragon, and San Mateo Park have driveways that were narrow the day they were poured. We rebuild them in asphalt or pour concrete driveways in San Mateo that fit the period of the house, aprons and walks included. Hillsdale's ranch home drives are wider and simpler, and most are overdue: a driveway from the 1940s has outlived its design life twice over.
San Mateo gets about 19 inches of rain a year, gentler than the North Bay, but the flat east side still holds water. Shoreview sits low enough that the city raised a levee to pull hundreds of homes out of the mapped flood zone. On ground like that, grading and drainage decides whether a new driveway stays dry. Where the old surface is sound, patching and repair or a sealcoat buys years for less.
Downtown San Mateo runs on the blocks around B Street near the Caltrain station, hundreds of businesses with parking tucked behind and between them. Those small lots wear out lane by lane.
