Rich's Paving takes asphalt paving work in San Leandro, CA, between Oakland and Hayward on the flat East Bay plain. Our yard is in Petaluma, about 53 miles out by the Richmond–San Rafael Bridge and I-880. Richard Stanley is a third generation paving contractor, paving since 1988, and his son runs the work beside him. We bring the paver, the roller, and the trucks with us, which matters on industrial jobs where rented equipment and pieced together crews show in the finished mat.
San Leandro was cherry orchards a century ago, and the Cherry Festival has run since 1909. The orchards became one of the classic postwar suburbs, and most of the housing dates to the 1940s through the 1960s. Broadmoor's Craftsman blocks and the Washington Manor tracts still carry plenty of original driveways. West of I-880 the city turns industrial, and it has been that way for generations: the old Dodge and Caterpillar plant ground on Davis Street works on today as the Gate510 campus, and food plants have run here for decades.

West San Leandro pavement works for a living. Truck courts, dock aprons, and employee lots take trailer traffic that finds every soft spot in a base. The ground here is deep alluvium, with bay fill toward the Marina, so heavy pavement needs a base built for both the soil and the axle loads. Our industrial paving for San Leandro yards covers reconstruction, overlays, and heavy duty patching.
A yard cannot shut down for paving, so we phase the work around your operation. Dock lanes stay open while sections cure, and striping goes back before the next shift. Where drainage has failed and water stands against a building, we reset the grades with grading and drainage work before any asphalt goes down. That order is what keeps the new pavement from failing the way the old one did.
The residential side of San Leandro is prime driveway country. A 1950s driveway that has reached its seventies is usually cracked through, patched, and low against the garage. We tear out, rebuild the base, and repave, which is straightforward asphalt driveway work in San Leandro. Up in Bay-O-Vista the drives climb the hills and add grading to the job.
Along East 14th Street and around the Bayfair blocks, storefront lots date back as far as the stores do. Small commercial lots are a good fit for us: patch, overlay, restripe, done in days. We also pour concrete driveways and aprons where owners want concrete's lifespan. If the surface is sound and just sun beaten, sealcoating in San Leandro is the cheaper right answer.
