Rich's Paving takes asphalt paving jobs in South San Francisco, CA, the town whose hillside says it plainly: The Industrial City, in concrete letters up to 65 feet tall. The sign went up in the 1920s and is on the National Register now, and the description still fits. We come down from Petaluma, about 50 miles through San Francisco on Highway 101, with our own paver, roller, and trucks. Richard Stanley is a third generation paving contractor, and his son works the crew with him. The family has paved since 1988.
South City is two cities in one. East of 101, more than 1,600 acres of industrial and biotech ground runs along the bayfront, with over 200 companies and the Genentech campus anchoring it. Trucks, shuttles, and shift traffic grind on those lots every day. West of the freeway, the town is postwar neighborhoods: Buri Buri put about 1,200 homes on 300 acres starting in the late 1940s, and Sunshine Gardens, Westborough, and Serra Highlands filled in through the 1960s. Those driveways are reaching the end of their built life.

The East of 101 district sits on low bay margin ground, much of it fill over bay mud, and the state's hazard maps rate that ground for movement. Heavy pavement there settles unevenly and fails from the base first. Our industrial paving in South San Francisco covers truck courts, dock aprons, employee lots, and the campus drives along Oyster Point, East Grand, Gateway, and Forbes.
Operations do not stop for paving, so phasing is part of the scope. Sections close, cure, restripe, and reopen while the rest of the yard works. Failed lanes get cut out and rebuilt with deep patch repair; surfaces with life left get overlays. Regrading with drainage work puts water back in the basins instead of the dock approaches, which is where most of these lots lose their base.
The west side tracts were built fast in the postwar years, and their driveways were built to match: thin asphalt, thin base. Seventy years on, most have been patched more than once. Fog rolls through the Colma Creek gap most of the summer, so pavement here stays damp longer and dries out slower than inland.
